Gots me a little situation happening, hoping for a little help from my friends.
Rencently purchased a multi-family home, just finished all the rigging and such. I ordered some home insurance that got activated on the first of this month. The rigging of the one unit was by no means an easy task, did everything by myself from putting holes in the walls and ceilings electrical and duck work also some plumbing. Security first right...
Anyway, last night I plug everything in and Beautifull everything is the way is suppose to be. Today at work my wife calls me up saying that an old buddy from high School has my name on his list for inspection of the building. What the fuck do I do now?
Do I tell him to come over and look at the units and try to find a bullshit excuse not to look in the other?
Do I cancel the insurance and try another?
Is there insurance companies that won't send nobody over?
The post may not sound like it, but I'm on my knees begging for advice ASAP.

I think they are going to have to inspect no matter what you do.

I'd say postpone, teardown (i know, it hurts), and have your buddy look at the place, then set it all up again.

security first, just like you said.

maybe tell him you're doing a paint job/small remodel, and cover everything with black plastic?

I've been in that situation a few times (both newly purchased properties). The first time, I piled a bunch of ladders and stuff in front of the "hobby room" door and told him I just couln't access that area right now. Lost the key, wife has the key, renter has the key, etc. The insurance guy gave me no trouble at all and didn't even flinch, just went about the rest of his business.

The second time, the guy didn't even come inside, he took a few outside photographs and that was it. Well known insurance co., and not a cheap policy either.

If it was one of my ole Buddies from High School,,,,,I would just meet him up at the twisted titty bar and smoke a couple bowls,,, and pound some rum and vodka then call it a nite,,,

Just got off the phone with him a little while ago, says he'll be in town in a couple of days. I've already got the policy, he needs to have a look at the place for an appraisal for the insurance company. I'm liking the ideal of my wife having the keys she'll be back later...and the titty bar.
I've always thought of myself as an over-thinker, Jesus how did this slip by me? Importing lesson learned.

How about you inherited renters in the one unit and Damn it! you told them you needed them to be home or leave the place open for the inspection today and the kids must of forgot. Thank god theyll be out at the end of December so you can get that place fixed up and up the rent.

Or...

I can't believe they left one of the rooms locked with this deadbolt! I'm tempted to kick the sun of a bitch in. Remember living with roommates you couldnt trust back in college? I don't know how I did it. I told them the you needed to see every room. Can we reschedule? Oh youve seen enough great would you like a beer? What have you been up to since school? Howd you get into this line of work anyway? Doing any real estate investing yourself? Give a call the next time your in town.

I appreciate ALL the advice you've given me, He's coming over tomorrow afternoon I think I gots it covered,fingers crossed. Will let you all know how it went.

Like I said,he's an old buddy from back in the day. I showed him around he took his measurements, photos, checked the furnices, hydro panels(electric panels in Canada) took a good look around shoot the shit a little keeped feeding him beers. Then asked to have a look at the other unit, I simple said that I didn't have the key that my Bro has it as He's using the unit as a storage place for the time being. If he'd like I could have the keys FedEx, and He said not to worry bout it,simply just took my word for it.
Diffenately stressfull times, on the other hand if it would've been a complete stranger I would've tore the whole thing down.
